When should I
service my boiler?
Your boiler should be serviced 12 months after installation and then every year after that. Annual servicing helps maintain your manufacturer warranty, prevents costly breakdowns, and ensures your boiler runs safely and efficiently — saving you money on energy bills.
Standard Annual Boiler Service
What's Included:
* Full visual inspection of the boiler and components
* Gas inlet pressure and fan pressure checks
* Flue gas analysis (CO/CO₂) and gas valve adjustment if needed
* Condensate trap cleaned
* System pressure and expansion vessel checks
* Magnetic system filter cleaned
* Controls checked and tested
* Service records completed in line with manufacturer instructions
Additional Information
Most boilers require a Full Strip Down Service every 5 years. If you’re unsure of your boiler’s age or service history, we recommend selecting that option when booking.
If any faults are found during the service, they’ll be reported to you.
Please note: Servicing and repairs are charged separately.
Full Strip Down Boiler Service
When should I book a Full Strip Down Service?
A Full Strip Down Service is recommended every 5 years to keep your boiler operating safely and efficiently. It’s also ideal if you’re unsure of your boiler’s age, service history, or if it hasn’t had a deep clean in several years. This thorough service helps extend the life of your boiler and maintain your manufacturer warranty.
What’s included in the Full Strip Down Service:
* Cleaning of the main burner, heat exchanger, and condensate trap
* Full visual inspection of the boiler and internal components
* Gas inlet pressure and fan pressure checks
* Flue gas analysis (CO/CO₂) and gas valve adjustment if needed
* System pressure and expansion vessel checks
* Magnetic system filter cleaned
* Boiler controls checked and tested
* Full service records completed in line with manufacturer instructions
This is a more in-depth service compared to the standard annual boiler service and ensures internal components are fully cleaned and working efficiently.
Additional Information:
* If any faults are found during the service, they will be reported and quoted separately.
* Any burner seals, gaskets, or other service-related parts required during the strip down will be charged in addition to the service cost
Landlord Gas Safety Record (CP12 Certificate)
What is a Landlord Gas Safety Record?
If you rent out a property, it is a legal requirement to have all gas appliances, pipework, flues, and related systems checked and certified every 12 months by a qualified Gas Safe registered engineer.
After the inspection, you’ll receive a CP12 Gas Safety Record, which confirms your property meets current gas safety standards.
What’s included in the Landlord Gas Safety Check:
* Visual inspection of all gas appliances (boiler, hob, fire, etc.)
* Tightness test on the gas supply pipework
* Flue and ventilation checks to ensure safe operation
* Gas operating pressure and burner pressure checks (as applicable)
* Safety device functionality checks on all appliances
* Issuing of CP12 Gas Safety Certificate
Additional Information
* The certificate is valid for 12 months from the date of issue.
* If any issues are found during the check, these will be reported and may require repairs or further investigation, which are charged separately
